Timeless Design at WorkTrends age quickly in strong sunlight. We design for the second decade, not for the launch photography. A house that still looks right in twenty years is never gutted and rebuilt early.

Homes That Are Lived InMost second homes stand dark for most of the year. Through our fractional model, a Nestview home is used nearly 90 percent of the year. A traditional second home averages around 39 percent of it.

This page holds each one to a simple test, which is to say only what we do. We would rather leave a line out than publish a promise we cannot keep. These are houses we still have to run for many years after the sale.One well-built house, shared and fully lived in, does the work of several standing empty. It is the plainest sustainability claim we can make, because the numbers are ours. The rest is daily upkeep, done by the operator that built the house and answers for it each season.
The Second Decade Is the Real TestWe would sooner show you a well-kept ten-year-old house than a manifesto. Our homes are managed by the same operator that built them, at one standard of care. It does not drop when a sale closes, because for us nothing ever closes. Modest and true keeps its value.
